“The era of value-added acquisition came to an end in the late ’90s and it became time again for ground up construction. We found a fantastic property in an emerging section of Folsom and designed an 8 building office/retail complex.

We designed this project with maximum flexibility. We could lease or sell each building on their own parcels depending on the circumstances. This was my first foray into speculative development with a sole source equity partner. I probably learned more from my mistakes on this project than from its successes.”
